For John and Heidi, the chapter of their lives that involved living in Kings Park, NY was coming to an end when they contacted me. Despite the natural beauty and wonderful community here, they had decided to head south for warmer weather.

They first reached out to me last year. Heidi and John were ready to start building a home in Florida and were looking forward to leaving the northeastern winters behind once the new house was completed. They knew they would not be ready to list their home for at least a year but also wanted to be prepared. They wanted to do the things they could to get their home ready for the market and were hoping to sell quickly once the time came.

We discussed the best times for selling, the types of improvements that would offer the highest return on investment, and my tips for marketing homes the right way. I asked John and Heidi to call me back when they were ready to start talking about the next steps for selling their home and encouraged them to contact me with any questions.

In January 2016, Heidi called and asked me to come take a look at the home. Their home in Florida was getting closer to being finished and she wanted to start preparing her house in earnest. I have to be honest, Heidi’s home in King’s Park was already well-maintained, but she and John did have some improvements they wanted to make before they listed the house. We discussed the planned improvements and then we sat down to talk about the numbers.

When it comes time to choose a listing price, most homeowners have a number in mind but are not really sure how they came up with the number. Without expert knowledge of the market, pricing a home right can be pretty difficult. After all, every seller wants to get the most they can out of their house and every buyer wants to get the best deal they can when they purchase. Finding the balance between the two can be tricky, but with knowledge of the local area and its unique housing market, it can be done.

I have been selling homes in the Smithtown area and Suffolk County since 2012. I am savvy with the market history as well as current real estate trends. So when John and Heidi told me the number they had in mind, I confidently suggested they ask for an additional $25,000. They were a little surprised and thought that my recommendation, which put the listing price at $540,000, was perhaps a little high. Even still, they trusted my knowledge of the local real estate market, my abilities as a realtor, and my proactive Facebook marketing approach.

Once the virtual tour was ready, I took to social media. In addition to sharing the property on my website and Facebook page, I boosted the Facebook listing. This extra step of boosting a Facebook post increases its visibility on the platform and expands its reach dramatically. Through Facebook and other social media, I was able to showcase John and Heidi's home in the coveted Kings Park area to people the minute it was on the market.

Since we are currently in the midst of a seller’s market in Smithtown, it’s not surprising for homes that have been priced right and marketed well to sell quickly in this market. How quickly? Within 22 hours of placing the home on the MLS, we had received an offer. Despite Heidi and John’s concerns about overpricing, the offer was very close to the asking price.

In order to prepare for closing, I introduced John and Heidi to attorney Scott Sorel. Scott is a real estate attorney who has done literally thousands of real estate transactions. He is knowledgeable, thorough, and is always professional. I knew he would do a great job with the Covitt’s closing as he does with all of my clients that use his services.
