Would you sell your home with Agent A or Agent B?
For many people, they must sell their current home before looking to buy another. If this is the case for you, be aware that the process of selling your home is just as important as the agent who helps you sell it. Agent A and Agent B both listed the same style condo, in the same complex, with very similar asking prices (within 5k of each other) and used the same photographer but saw very different results
So...WHY did Agent B's listing get 4X the amount of exposure?
The Reason? Facebook Advertising.
Agent A listed their condo in mid-July. They did not use Facebook advertising, has already done two opens houses and has only had 42 views on Zillow in the past 30 days. They are still looking for offers.
Agent B listed his condo exclusively in early August and pre-marketed the home on Facebook with a "coming soon" ad. That Friday, when the listing went live on the MLS, he immediately offered an open house on Saturday. During that open house, Agent B received an offer on the condo for 99% of asking price. The offer was accepted that night.
|Agent A||Agent B|
|No Accepted Offers||Offer @ Open House|
|Days on Market: 30 & counting||Days on the Market: 2|
You may be wondering how a simple FB ad could yield such different results of nearly identical condos. However, by using Facebook advertising to promote the condo, the listing page on Zillow gained 4x the exposure than the other condo. The reason being, people saw the advertisement on Facebook and then went to Zillow to view the condo a second time!
Listing your home with Agent B guarantees that your home will not get lost in the shuffle of Zillow. With a combination of Facebook advertising, excellent client care, and the passion to make a difference with everyone he works with, Agent B will make your buying or selling process a great one. Although the end goal is a sale or closing a deal, to him the process leading up to that is most important.
If you chose Agent B, luckily for you that's me.
